Almost all real estate agents in South Florida are REALTORS. Any real estate agent with access to a Multiple Listing Service (MLS) will be a REALTOR. If you are comfortable with any licensed person you can see all MLS available property with that one agent. There is no need to go from one agent to another to see 99% of all property available on the local market. The main focus of picking any one agent is that you are comfortable with that person and trust the person you work with to guide you with their expertise and knowledge of the real estate market.

Working with an agent experienced in our local market is the surest way to secure the best investment in your new home. The details involved in home buying – particularly the financial details – can be daunting. In Florida all real estate agents, unless identified as otherwise, are Transaction Brokers and do not represent fully any Seller or Buyer. The agents duty to the public is to treat all parties honestly and fairly and do their best to guide the buyer, the seller, or tenant through the transaction process with their personal knowledge and expertise.

Some of the duties of a real estate agent are: Inform the seller or buyer on current market conditions. Help buyers search and locate property fitting the needs and financial ablity of the buyer. Agents will coordinate showings of property with other agents. Agents will help Sellers with a comaparative market analysis (CMA) to properly price the market for a fair and timely sale. Agents will help Buyers with recent sales information of similar properties in the local market. Agents will negotiate with other agents to resolve problems between Sellers and Buyers. Agents will help Sellers and Buyers properly complete necessary documents and present offers for agreement on price and terms to purchase property. Agents will help Sellers and Buyers stay on track and perform necessary tasks required by contract and third parties to allow a timely and successful close.
Agents will coordinate with third parties, loan processors and closing agents to allow a successful close.

When it is time to make an offer, we will point out ways to structure your deal to save you money. We will explain the advantages and disadvantages of different types of mortgages, guide you through the paperwork and answer last minute questions and concerns as you sign your final papers at closing.
